Bull’s Head Gets Okayed

“There is an end to this process at some point,” Southampton Town Planning Board Chairman Dennis Finnerty joked to representatives of The Orchard at Bulls Head Inn at a work session on September 16. After five years of review, the project to restore the Bull’s Head Inn building and transform the Bridgehampton property into an inn, spa, restaurant and conference destination was granted conditional approval by the town’s planning committee.

Town planner Claire Vail explained once Miaco LLC passes Suffolk County Health Board regulations the developer can file for a building permit. Miaco LLC, a company held by former Philip Morris Chief Executive Officer Bill Campbell, owns the two-lot parcel on the corner of Montauk Highway and Sag Harbor/Bridgehampton Turnpike. With a building permit, the company will be able to start construction.

Attorney David Gilmartin, Jr., who represents Miaco LLC, said his client had received the necessary health department approvals and will satisfy the town’s conditions of approval in the next few weeks. According to town documents, the developer must meet a number of provisions before final site plans are signed by town officials. Based on the recommendations of the Architectural Review Board, two buildings, both less than 75-years-old, on the property will be offered to the public for relocation from the site.

Other conditions decree that copies of documents, maps and photographs of the Greek-Revival inn structure, built in the 1800s, be donated to the Bridgehampton Historical Society. In addition, Miaco LLC must submit documentation to the town and county stating that the guest rooms and cottages will remain transient rental units and never be converted into condominiums or co-op units. The spa and wellness center must be available to guests only and not the general public. In order to be granted final site plan approval, Miaco LLC representatives are required to file a notarized affidavit to the town indicating that they have met these and other conditions.
